Spanning over 40 acres of pristine land, Vaara offers a residential experience unlike any other. Nestled in the heart of Bhor, Pune, Vaara holds a distinguished place as the very land where the winds of independence first blew, and where Chhatrapati Shivaji Maharaj pledged allegiance to Swarajya.Vaara is naturally positioned opposite the majestic Bhatghar Dam and adjacent to the serene Neera River, providing unparalleled views and access to the natural wonders of its surroundings.

DEVELOPER'S NOTE

At Vaara, our vision was never to create just another plotting project—it was to craft a lifestyle. We imagined a space that breathes, inspires, and brings together the comforts of modern living with the soul of nature. Every detail at Vaara from the uniformly designed compound walls to the carefully curated amenities has been envisioned to reflect a premium, harmonious community. Our goal was to go beyond land demarcation and build an environment where families could truly belong. Vaara is more than a project for us; it’s the beginning of a brand that stands for design, consistency, and a better way of life.

-MR. SHUBHAM LADDHA  Developer, Vaara

Everything in nature has its limits, and as users of the environment, our responsibility lies in minimizing the destruction we cause. While designing “Vaara,” our primary objective was to preserve the site’s inherent character and integrity. The development proposal was carefully integrated to respect and retain the site’s original form. To maintain openness and manage density, a layering system of open spaces was introduced between plot zones. The orientation of the road layout was designed to enhance natural wind flow and support efficient rainwater management.

As the name of project itself state Breeze which depicts, the free flowing element of it is captured throughout the design. Organic shapes and meandering pathway can be seen in the open space depicting a natural trail. The concept aims to connect and encouraging exploration and connection with nature. The choice of material and suitable plantation palette which includes native species is taking care of the ecology and the location of it. The age inclusive aspect is well creation in the design. One can find seating area along the pathway for relaxation.
